As Eric said, a short sale is really looked as a favor to the seller and with the seller moving in a direction the lender would deem litigious, any goodwill will be gone.Frankly, the "produce the note" approach is best utilized as a last ditch effort when the seller has exhausted all other remedies.

LLCs can be difficult to manage with many shareholders (and has restrictions), which an s-corp may not be subject to (though s-corps have shareholder restrictions as well).It also may be a state-specific thing, where an LLC is more expensive to start/own/operate than an s-corp or the rule around owning LLCs are troublesome.Just a guess...

There's no way that I would pay a plumber to come out and install it for $750 when I can get the permit, HWT and install in in less than an hour for no more than 350 or 400 all in.
