I should add that it is a family business and I have already expressed my interest in learning a lot more about the business than just keeping the books and So far they seem very supportive.

It seems that health risks are slightly less concerning to the overall-healthy individual, but what about the more vulnerable populations (immunocompromised, children, pregnant, elderly, etc), and those who are renting a home for longer term?

Appreciation is all well and good, but an asset has to support itself first and foremost.

@Angel Medrano I am not familiar with any market that supports buying off the MLS and BRRRR'ing the property.

@Michael EncoyYou should be more pro-active: go to ALF-related events and reach out to agencies that support these types of facilities and ask for the local operators names to connect with.

For me personally, I believe in carrying as much healthy debt as possible.
