Having a support system helps a lot!!! 

I signed up about a week ago, two days after finding the podcasts, and I was absolutely blown away by the level of support and information that I have received thus far. 

I just don't know how to get out of this hole..The debt we have is from cars we've bought and were unable to keep up on payments and the rest of the debt from @6 years ago being irresponsible but that was the past.We both have great job experience but the careers aren't ment to support a family.Before my kids I worked as a Administrative assistant for Barbizon modeling of San Francisco.

So let's first remove the idea of the Vendee/Buyer for a moment and figure out, does the property, all by itself, support $18,500 sale price?

I play in the big stuff precisely because bigger projects support professional 5-star management with all that entails...Good Luck! 

I've always been interested in real estate but haven't had the funds, credit, or network of support I needed to gain confidence in starting this venture until now.I'm 26 and currently work as an IT Consultant in the Information Management & Analytics world.

@Francisco Ycaza I look at every owner finance offer with this perspective:1) What loan terms can the property easily support.  

I'd like to buy a place I could live in and flip/rent in the future, the only catch is it has to be something I can support through minimum wage, at the very least.

We should be able to set up some kind of support network.
