We know that the 1st person is working and adding a 2nd person is not a substantial extra financial burden, so it seems it can work. 

I am a huge believer in signs and at that moment I told myself I need to “make it happen.”So while heading back at one of the rest stops I created an account on the website and joined the FB groups. 

I doubt inventory will be substantially up until spring and demand isn’t going anywhere, so the big factor is rates.

I am looking into seller financing on bigger deals (quads, etc) to avoid the head ache of working with a bank through an LLC, the debt-free days may be numbered.

Had to re-plant new trees as well as make substantial donation for each missing tree to a City sponsored tree planting program.All said and done, it was worth it to me but it is quite painful to be held responsible for stuff the previous owner did over several decades.
