Even if the father of the tenant was not one of my best friends and the tenant was not one of my handymen, it is tough to put a young struggling family into a worse living situation.We are meeting with the tenant's dad (one of my best friends) this weekend to discuss.

One of the biggest issues that novice investors struggle with in our area (and a lot of beach locations) is the seasonality of it all; however, a lot of my clients really enjoy the fact that they can come to the white, sugar sand beaches of Destin in the off-season without really crushing their bottom line.

question, my thinking was in line with John's - that if the tenant is already struggling to pay rent, adding a new dog to the equation could lead to increased financial strain - a pet fee up front and monthly pet rent moving forward, plus food, veterinary care, etc. - all of which can add up quickly.
