The problem started 3 weeks into the lease, the toilet was clogged up, I called a plumber and he unclogged the toilet, everything was good until a week later when the sink and bathtub and toilet clogged up.

It is faster, it saves money, and you are guaranteed not to find concrete in a toilet.

Your maintenance expense will cover "routine" maintenance - like fixing toilets, repairs damaged walls, and things of that nature.

You don't have to worry about clogged toilets and lead paint lawsuits. 

I needed 4 kitchen counters installed with 4 new sinks and faucets, 3 apartments painted, 3 vinyl floors laid, several doors installed, lots of holes repaired, one toilet, one bathroom sink, one outside faucet, lights, blinds etc for a complete make ready. 3 of the apartments were terrible.

Water and drain pipes have already been plumbed for the kitchenette, so all that needs to be done is the installation of cabinets, sink, toilet, vanity.The way I see it, I have a choice:1.

For plumbing, you're likely in the $200-300 per fixture range (with fixtures being faucets, water heater, exterior hose bibs, washer box, toilets, washing machine, etc).

I.E. clogged toilet due to large items

"Oh no there is nothing we did to the toilet to make it stop working" as I pull a small bottle of lotion from the thing.
