Not counting the down payment, the closing costs are still ~$8000, plus I have to pay buyer agent commission of about 3% which adds another $3600...It's just a little more than I had expected.

After finding a property that seemed perfect, my finance guy hit me with some unfortunate news: Turns out, lenders won’t count rental income against the mortgage if the owner lives in the guest house rather than than the main house of a zoned SFH.

I like the idea - my main advice would be to try to design it to maximize guest count, eg at least 2 vs 1 person comfortably.
