@Kinnari Pandya  I look to invest in the fastest growing areas, wher epeople are moving TO, where construction is booming, rising tide raises all ships, etc. 

If the intent is to self manage and believe partnering where resources can be shared, that's a different story and have seen it done in ways that added efficiencies that wouldn't exist without pooling portfolios.

Your goals are going to determine where you should invest, and coming from out of state can make it difficult to pinpoint without understanding the area.

Anything with major work like kitchens , baths, structural, electrical, plumbing, etc will likely roll into more time...Where did you get the 3-4 months timeline?

Many of them are easy value add deals where the rent is under market value and there is a cosmetic rehab needed.

In terms of buying materials, there are several cases where I do this and other cases where I wont.
