Update on flea issue:It hasn't been smooth and still not over, but they have been working with us.

She tried to blame the other tenants and I had to cut her short.The seller agent offered to find her son a new apartment and take care of the process so we can part smoothly without having more drama.

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.

Maybe you can structure a lease to go from $450/mo to $600/mo over 2-3 years to make it a smooth transition. 

So far in 2020 things have gone smoothly (I've been very fortunate) and I've also been able to refinance 3 of my mortgages to reduce my interest rates by 2.5% so I'm currently beating 2018 numbers.

And requesting just ONE more WEEK in order to transition smoothly into her new place.  

Work with your tenant to ensure a smooth move out and thank them for their service.

This is my 2nd deal diary, the first went very smooth with few issues and this one is running into many more challenges.

Evidently they had a very smooth talking guy that won their trust or they are just desperate to get it sold and took the first guy that came along.
