I've been watching YouTube videos and reading articles about seller/owner financing and it sounds really fascinating and a great strategy to use. 

Your best bet is to make a video recording of the noise with a date and time stamp.

I have listened and watched many wholesale videos and podcast for beginners and understand most of what needs to be done in order to close my first deal.

First of all, why are they moving from Paris to OK (not that OK doesn't have its own charms :)) Second, have you spoken with them over the phone/video - do they have social media pages that you can see who they are?
