The report revealed it needed a roof as well as the structure below the asphalt shingles, there was mold in lots of different places, issues with plumbing and electrical, and more.

The house you select doesn't need to be perfect, but try to buy one that only has deferred maintenance issues like paint, roofing and maybe a new HVAC system.

So I put a outrages offer of 10K not really thinking I would get the house, two days later the bank accepted the offer and I got stuck with the home. lol  The roof, porch, siding, and interior had to get gutted, at this point still getting worked on..

We've paid special assessments year after year and the HOA board doesn't think anyone will want to pay for this roof repair because each unit already paid $2.3k in repairs for our south roof last year.
