When they make an unreasonable demand you need to remind them that it's not reasonable and that the lease says they pay rent in exchange for the property as-is besides lease and law required repairs.

@Karen Margrave  Hi Karen, I love that - that is exactly what I am going to try, all the feedback has been great, and I guess if they say no, make a reminder somewhere to call back 6- 8 weeks later to touch base again. 

This is very valuable for the BP community and a reminder that cheap does not mean it's a good deal.

After several reminders, ABC Baltimore started paying rental guarantees in March 2018 ($1260/month) and they were almost always late.

I like it because I can easily send rent reminders to tenants, and am trying to get all maintenance requests done through the website too, so that way we get fewer texts/emails and it will be easier to track.  

@Soniel EstimeDude, this reminds me of so many deals I have done, especially in the beginning.I had one, years ago that I thought would break me.
