I lived close to the area, 1st & Oak/Ormsby, my first year of college and had a few predominately poor friends that grew up there and I remember it being kind of rough.

Remember that the comps you are looking at are the ones the appraiser is going to find and use when he does his appraisal. 

I remember hearing that and thinking it sounds like a good idea, but to be honest any tenant I think is going to be enough of a PITA that I have to pretend I'm just the hired help, I don't place them in my units anyway.

However, if I remember correctly, it didn't end well. 

My thoughts is to maybe meet somewhere in the middle when I'm big enough by bringing on an assistant and grow from there rather than paying the fees of having someone else do it.

I can not remember what the cash flow numbers are, but the mortgage will be about $1500 with insurance and taxes, and my rental income will be $2650.

They were selling the veneer for Birdseye paneling to Lexus and Infinity if I remember correctly.

I know there was a product at Home Depot that was getting rave reviews but I can't remember the name of it now. 

If you can find a small church that is growing, and they need more space, then I would lease it to them with an option to purchase.
