I will be buying my 1st 2 MF with a VA NO MONEY DOWN LOAN as a 100% Disabled Veteran ... ( will have 6 months reserve in bank for mortgage pymts, and $15k for unexpected major repairs )What should be reasonable goals to set, as far as pure profit from each unit on a monthly basis, based on what newbie rental property investors typically clear as profit from each unit after expenses monthly, so what do newbies like myself typically clear as profit on a duplex or triplex ...Any other advice would be appreciated I am sure I am not thinking of everything I should be thinking about.

Treat it like you would your own house if managing yourself yearly inspection :- furnace/boiler - clean out burners (do in Fall to make sure heat is on in winter)- clean dryer vents- caulk bathtubs- change out thermostat/CO2 detector batteries- clean out gutters in Fall- while on the roof looking at gutters, take a look at roof condition - fix early- vacuum and clean utility room near any furnaces and water heaters (keeps dirt/dust out of systems, can extend life)- rinse water heater screens (can fill with dust and won't stay lit)- drain water heaters yearly - prevents sediment buildup and will extend life- change furnace filters (more often than yearly)- if in cold environment, turn water supply to exterior off before winter- take a look under sinks to check for any slow leakThis shouldn't take much longer than an hour or so per unit per year unless you find something unexpected, and if you do find something then good job catching it early.

I see soooo many "professional" property managers listing properties for WAY under the true market rent rates just because they want to make THEIR job easier with lots of applicants vying for the same undervalued property (low rent rate), which is done purely to make the manager's job easy (lots of qualified applicants seeking the discounted rent rate), but this is done purely at the detriment of the owner/investor's profit margins.

On condos & apartments they have to be hardwired and much stricter guidelines on where and how many.Curious what the landlords opinions are on the battery operated ones.

You can have an attorney, but I've seen some appear Pro se.What may differ by state is the plaintiff's ability to collect more than just damages and more than purely money.

Also, you could "live in flip" by putting in sweat equity but not renting rooms for 2 years, then sell tax free or move out turn it into a pure rental.
