It has worked wonders for keeping the home leak free.

This could be a cheaper option depending on the cost of your money (are you using hard money?).

My repose to both the tenant and Section 8 was that the $200 increase was still below maket rent and the tenants was free to move somewhere else where rents were cheaper.

I have no idea how/what he’s doing now but I have two degrees, excellent job, no student debt, car paid off, I live rent-free with my boyfriend, have cash in the bank and am looking for my first rental property. :)

Depending on how you live, in my opinion you could be financially free early-mid next year.
