Does the BP community know if there are contractors that will install a metering system that will allow the tenants to be billed by, and pay the city for water?

My first plan was to collect e-mails of nearest businesses like gyms, schools, salons, banks, etc. and sent them bulk offers to install the machine.

Love it when the contractor tells the home owner a wall can be removed and a new lam beam installed for 400 bucks....or the new hardwood through out the entire 2000sq house for $1800...I cringe when i go to a potential clients house and tell them their bathroom reno will be about 15k and they tell me they saw the samE thing done on hgtv for 5k!!

Any recommendations on a decent, economical installer/handyman in the area would be greatly appreciated.

If your cost basis is low and you would have to pay a lot of capital gains tax on sale, you could use a 1031 exchange, or you could use a monetized installment sale, which may be a better way to defer your tax and provide cash to invest.

They are cheap (.6sq ft) and the installation is easy,  they are glued and there is no grout. 

I’m confident in my ability to do a lot of the work on the house If need be however I don’t own all the proper tools to do so and there is stIll a lot of steps that go into flipping I don’t have experience in (I.e. tile, flooring, sheet rock) due to previous jobs I have relationships with a large multitude of contractors, electricians, plumbers, carpenters etc I don’t have a specific house picked out at the moment however I do have several target neighborhoods I’ve been keeping an eye on.

Also how much a property can increase in value when installing energy efficient appliances and solar pv?

I have a few questions about setting up an LLC or S-Corp for my business and would like advice on how to structure it properly.

Am I allowed to ask for proof that the tenants are paying properly and on time?
