Now I have 13 income producing properties...thanks to OPM.

My goal was to increase my savings from the income produced from my current employer for 4-5 months to use for a down payment, acquire a property, and essentially live rent free, mortgage free, and develop an income stream. 

We had over 800 people at the LA Grand Expo on September 28th, 2019, which we produced with two other groups.

@Dallas JacobIf you search the Canadians forums here on BP, you will find this question is asked every few months and has been answered many times.While wholesaling can be done legally, you need to do things in a way whereby you do not find yourself acting as an unlicensed agent.Legalities aside, in most parts of Canada, wholesaling alone would not produce sufficiently to be the sole basis of your business.  

and then eventually produces a form to sign in which coverage is declined.It's uncommon but totally legit.I like the advice of @Jon Holdman if that tactic is available where you do business.

Id recommend you look in areas you can drive to that also produce good cash flow.

Get licensed, find a broker who does what you're looking to do, and then rock your niche!

And again if your budget is not capable of producing this consistently I dont recommend this method.

The data in CoStar is incredible and its much easier to find properties and contact owners with off market offers.You also might be better off swapping your current holdings for a building or selling them in a portfolio sale to 1031 them into a higher income producing property.
