The strategy i have been working on is placing offers on hud homes and then wholesale the property, the issue that arose was that unfortunately for HUD homes you are not allowed to use assignments of contracts, i would have to do a "simultaneous close, also known as "Double close".

My business is real estate, but on the securities side.My feedback to you is there are what feels like a million realtors in Bend already, the market swings high and low regularly so there are really big highs and really low lows......coming to Bend to start a secondary RE practice might be really difficult.

I want to practice property / deal analysis as much as possible to 1) learn how to accurately (and eventually, quickly) analyze a deal a broker sends my way, 2) learn terms, formulas and nuances of deal analysis to be able to competently speak with brokers and investors, 3) confidently discuss with potential investors why working with me will be beneficial to and help further their goals and 4) just not fudge the whole deal up.
