1) We don't ever recommend allowing an agent to handle screening of a potential tenant! 

Applying those principle, focus your energy on doing the preventative things on a day to day basis that reduces the risk of claims from occurring in the first place  (siginign vendor agreeements /collecting insurance certificates) and carry appropriate levels of insurance.

I am concerned though about vacancies and potential issues with finding decent property management.

For financing, you can look into a DSCR loan, which the lender will use the potential income for the property to underwrite the loan.

One final note, this property has a lot of potential for value add opportunities as its located right on a major highway and is 2 acres. 

While it is expensive, it more than makes up for the headache and potential mistakes that one would make from doing it on their own.
