I would like to know were to get a good binding document for wholesaling the includes exit clause - earnest deposit- inspection dates - a clause that the buyer is forbidden to steal the seller from the assignor- clause that will protect the assignor from losing their earnest deposit in case the deal doesn’t go through at the risk of the buyer doesn’t complete there portion.
