I believe the POS inspection is a regional practice specific to certain municipalities in Northeast Ohio, so it'll be hard to get specific insight about this issue.I hope the realtors will be flexible about this one, but I have had poor experiences with this brokerage in the past.

If you are doing true buy-and-hold, then appreciation potential should definitely be more important in your decision.

There are more costs to holding a rental other than your mortgage payment + taxes/insurance.Hope that helps you make a more educated decision after you meet the PM company!

. :)Okay, excuse me, on inept, it's a poor source document and it takes much of the liability of the settlement agent and tosses it right back in the lap of the parties closing.

Now I have made a firm decision that I will learn and eventually make my first deal in real estate investment (starting with residential properties then move to commercial).

This greatly makes my decision a lot easier.

Although they did request LLC documentation & the addendum to the Op Agreement regarding the decision to buy said property from the initial buyer along with the sales contract (we avoided a double closing or an assignment per se).What was interesting is that I think they were looking for a transfer of ownership @ the same price as what it was originally purchased for by the initial buyer.

If you read Robert Kiyosaki, Rich Dad Poor Dad, or his Cash Flow Quadrant, he says buy businesses not paper assets like stocks and bonds.

Things seem to be going so well and I don't want to proceed with this situation and it need up badly b/c of a poor choice on my part.
