Likely would then just be our home and two more LTRs.I know splitting property is a huge hassle and not sure if it’s worth it - although six homes and the possibilities is very enticing.

So we have 3 buckets in my mind - SFH sale (basic), developer sale for the size of land (new to me), business sale (home + business).The most value would be in selling home + business I believe but I have no idea how to market/find potential buyers for such a thing.

There will be some personal use.

Does anyone know what the landlord is supposed to do when construction will be occurring on the premises? 

I'm seeking actual rates and fees people are paying for their money. 

But I can still use an FHA loan and then transfer the property for $1 to obtain maximum protections of an LLC with maximum leverage.They are told this can trigger due on sale clause and will still will be paying transfer taxes based on the properties assessed value + deed prep, recording and misc. title expenses.

You don't need to be rich, but you need to be ready.Due diligence is non-negotiable.
