What type of partnership are you looking for?

, or if we should form some sort of partnership (LP, LLP,LLLP??). 

With regards to your wholesale business, you must have a system in place and functioning before you bring in employees (VAs, Admins, 1099s, Independent contractors etc) because if you dont know what you want them to do then how can they do it?

I imagine the JV would only state what we agree to do as a partnership, however, the deed would say both LLC companies as 50% tenants in common ownership. 

Make sure each property functions as itself and you're not over leveraging one property to get another.

They are hard to come by and he also has a strong interest in real estate investing, so we have the makings of what could be a really great partnership.  

The property also has a 30x32 detached garage with 12 foot ceilings with a built in car lift, natural gas heat, air conditioning, and an unused, but functional water line.

There’s no issue because the relocation is a function of employment.  

We've been kicking around doing some master planned communities (600-1300 acres, SF, MF, and CRE) with a functional commercial vineyard built into it.

Are you acting as the GC or farming that function out?
