I have signed a purchase agreement and while shopping around for competitive rates, one of the lenders (works in a reputable nationwide bank) said "there is no good title policies that you can buy without homestead, so ask your title company whether they will issue title insurance on rental property when you do not have a primary residence (i.e homestead."

Really your only special considerations are if the life tenant is still living, determining who signs the deed, and setting up the deed correctly.If the life tenant has passed away, you'll need the remainderman to sign the deed.If the life tenant is still alive, you'll need both the life tenant and the remainderman to each sign off their respective interests.If only the life tenant were to sign you don't really own the property since the remainderman has an outstanding interest.

You will have to pay the entire outstanding loan amount at the end of loan term which will be much shorter than the amortization period.
