Investment property while renting an apt myself - Title Insurance

Hello all,

I am newbie. I have signed a purchase agreement and while shopping around for competitive rates, one of the lenders (works in a reputable nationwide bank) said "there is no good title policies that you can buy without homestead, so ask your title company whether they will issue title insurance on rental property when you do not have a primary residence (i.e homestead."

I am super confused on what homestead have to do with investment property. Could any of you with experience comment on this? Thank you for your time.
