Nevermind, too many rules and organized crime to deal with.

It’s a C+ neighborhood, so I have to be careful how I present myself in the situation, as retaliation is likely.

Roughly most active note investors I would guess target returns in the 30% and up neighborhood on non-performing notes.

I have some knowledge of Fall River but I’m sure there’s someone on here who isn’t more well versed in the neighborhood classes there.  

I could basically do everything related to management for them, including optimizing the listing to increase earning potential, organize the cleaning, and everything in between!

Does anybody use neighborhood scout when doing online research of an area while looking for rental properties?

The majority of my stuff is what I would consider lower B in lower B neighborhoods.

I have been reading the forums trying to get a list of qualifications to use, but a person with rentals in an upscale neighborhood in CA where rents run 2500/mo. on average is going to have a completely different qualifications than someone doing working class rentals.  

We have 4 really good organizations.

Drive around neighborhoods looking for tired homes and then look up the owner (county websites usually have this info) to see if s/he is a landlord.
