I see they have a 30 year fixed product and they seem to be sponsored by BP. 

I am a very skeptical person and dont want to get scammed into pay 10xs more for a product.

Use the network however to see if you can find some product for lower cost.

One other suggestion, invest for cash flow don't invest banking on short-term natural appreciation. 

I'd rather stay the rest of my natural life here at $600/month", the value of the property is pretty low.

Also, I am very interested in adding a second bath upstairs and/or doing something more productive with the wasted community space connecting the stairs and upstairs BRs (ie- add a bathroom here or create a 4th BR).

While I can understand some of the desire for rent control there are other more practical and productive ways to assist families in need of housing (IE fix the broken section 8 programs around the country)  I would prefer however that all of you out of state investors get out of "our town" so that the prices can go back to normal for us locals, which should in turn help keep rents down a bit locally .....

This is just human nature though, as the tenants are home after work and notice things not working at those times. 

Naturally, longer-term tenants would create a substantial reimbursement, so maybe discontinue additional collections after 5 yrs, or a rent-reduction for 'long-term' residents.
