Obviously the risk factor in multi family can be narrowed, aka if one tenant moves out of 4 unit your cash flow is minority interrupted vs my single family home is $0 during any kind of turnover.

I keep reading all these posts about how they will try to mark up their houses to out of state buyers, not fix up CapX items in the reno, etc).I have narrowed my thinking down to the $ they make with their renovation and ARV %.

If I am a member of another LLC which owns a single asset (call it Property B), and there are two other members, can we split the Property B LLC into a TIC and can I then 1031 into their ownership with the proceeds from the sale of Property A?  

Once I narrow in on an OOS market, I will definitely be focusing on building a solid team.

I'm seeing 6.5 - 7.5 on appraisals/BPOs in the B and C class areas, respectively

We banded together to underwrite and negotiate the deal, raise money, and manage the asset.

Definitely recommend to narrow your focus to 1 major area and not the entire state. 

We have it narrowed down to 3-4 people, who all seem like great fits.
