I was very hard and anal about the materials i wanted itemized and written in black and white to give me a close number to reno budget and I think I may have given the contractor a hissy fit in the process but I guess its normal to do those things in reading this post.

You've got several things happening here, none of which I would touch without a lawyer's advice.If the Seller knowingly withheld non-obvious information material to the property (possible pending litigation), I don't see how the Seller could not be held responsible if this goes south on you.Second, service animals have certain protections.
