We did the foreclosure of right to redeem, and a full quiet title action (since I handle quiet title cases for my investor clients, I had no costs on this), and then sold the lot to the grocery store for $30k.  

Baltimore has a lot to offer and having someone who knows the market and wants to help not only the investor but the community through sound investment advice is a win for everyone.

As someone who is just starting out, it can seem like a lot to learn sometimes but its good to see when people are making it happen.

But a 24 unit is a lot to chew off being your first time self-managing. 

BP definitely has a lot to offer.

@Karen Polis  suggestion:   align your self with a good local HML  and do some deals with them .. get a few more in your experience bucket before you venture out on your own.there is a lot to this.. seems like there is not. but its simply not that cut and dry
