So I just wanted a list to recommend and have on hand.

Timeline: What is the timeline for funding the initial purchase, rehab, and refinancing stages of the project?

You must reinvest the $520k in “cash” you have left after paying off mortgage and $80k in closing costs or you will owe taxes on cash retained even if you buy more than $920k in property  You can invest in any number of properties but it’s much easier if you list 3 or less replacement properties.

These buildings are VERY old and require a lot of maintenance/capex.You can find great deals in all of the listed areas.

As you mention 95757, Elk Grove I ran an example of a home for sale at 9850 Tarzo Way Elk Grove 95757 which recently had a price reduction and is now listed at $559,950.

I would also pull a list of VA loans in the area that you are interested in buying to see what is out there. 

The only method that really comes to mind is BRRRR, which I am not opposed to, but would prefer something a little simpler for a first time deal.Similarly, I'm making an assumption that it might be possible to use a combination of HELOC and DSCR loans on something a bit more turnkey for the initial purchase and then refi into conventional after a year or two rental income?
