Depending on the layout/age/condition of the house you may have the opportunity to improve the energy efficiency.

Trying to resell a home with major renovations can be difficult, no matter how well they're done something usually seems off about the floorplan, layout, etc.

That being said, i usually tour the property and provide facetime video, or recorded video to the buyer so they have at least seen the layout and have heard my own feedback about the property including the good, the bad, and the ugly. 

Depending on the property layout it may be cheaper than central ac as well if the units don't have existing ductwork.

It really depends on the layout of the property - how to get to the ADU without tenant problems matters the most. 

Unfortunately no way to use a common area with the current layout .

Kitchens can be trickier, depending on the layout.
