It is an older home built around the 1950s and is need of updates new kitchen baths paint flooring possible electric and plumbing issues.

I have upgraded the units with things like luxury vinyl flooring, clean surfaces painted with good colors, good but non fancy kitchen cabinets.  

I think those returns are hard to match, and will be less and less plentiful as time rates go up. 

Other thing is their is few cabinets in the kitchen....not much storage in the kitchen for a 3/2.....Here in California potential tenants always like to have lots of cabinet space.  

Your best option would be to save up enough to purchase a property you can live in and at the same time rent part of it out.

I am a full time real estate investor living in Sacramento.

It may need a roof, lots of paint, some new kitchens and flooring.

Obviously, some of the capital expenses like roofs, furnaces, foundation, etc. can sway things one way or the other in a large way, but how about an entire remodel for a kitchen that has bad cabinets?
