I would recommend using an ACH based rent payment system which is what most all electronic bill pay uses.

I started with commercial NNN as an intern, moved to residential when I got my license, and recently moved into my current position as a licensed assistant for a senior apartment broker at Marcus & Millichap.

I would sell the house and all the contents (furniture, appliances, electronics, kitchen gadgets, linens, vacuum cleaner, everything).I'm asking 3x my actual purchase price for the house and contents. 

It looks like the students are coming back to Boston, but questions still surround vaccine requirements and international student mobility. 

I would also recommend interning with a local RE investor in the area you are the most interested in if possible.

If you don't have an electronic lease available (which I assume is the case if you don't allow tenants to pay electronically) you will have to drive there for the new tenant to sign the lease.I guess you have the right to demand payment via one method only, and you can choose that method to be a mailed check.
