After all I put in it (new hardwood floors, appliances, Interior Painting, fixtures and TLC) I came out ahead by maybe 8k.

@Chris T.The updates to the house will cost around $8000-9000, including new kitchen countertop, appliances, interior painting, new carpeting, etc.  

New roof done in 2016 and "recently upgraded interiors".

There's new paint in most of the house (interior & exterior).

That being said, most guys don't really like being outside in 5 degree weather so if you have some interior work to be done, you might be able to get a bit of a deal (maybe 2-5% discount)- doesn't hurt to ask, just be aware you might scare off good contractors if they feel like you are being stingy.

Also, my intentions are to update all interiors over the next four years to get a better market rate on all apartments.

Looks like a turnkey property to me as its newer built in 1968, and has a new roof + some updated interiors.
