The next step is to figure out where to relocate if this all comes to pass. 

We are wanting to learn as much as we can because we are ready to take this step and make our finacial dreams a possibility

I’m going to the probate office tomorrow to try to find me some leads so I can step my foot in the door.

There is of course an initial time investment to get your listing set up, but once it's up it's no big deal. 

I have aimed to take achievable and actionable steps towards my goal of buying my first property with intention to rent or flip by connecting with local investors, evaluating deals, and of course listening to the BP Podcast/reading books. 

Step one would be to finish your degree and then network in your local market.

The other option is to actually build a detached 1 bed ADU on our property, which as mentioned, has become a bit easier here in Santa Cruz County, Brian C , I am also in Aptos, on 2.6 acres.The initial return would be a lot higher because we could build one for under $200,000 and rent it out for up to $2000/mth.

You can check with the local building and zoning dept to verify this is doable, and the steps required.
