Sure, you could argue that you'd be collecting rent from your tenants, but good luck finding a multi that has enough positive cash flow to cover the entire mortgage, taxes, insurance, vacancy, maintenance, capex and your living expenses, food, gas, utilities, etc.

Alternatively, you can just have a flat "utility" charge on their lease - that's what I do in these situations.Hope this helps!

If no one else in the area is doing it, then you probably can't either, because tenants will just move somewhere else that doesn't charge for those utilities
