Travis- We have played around with the idea of me living in the home at first (as we are told you need to be a resident for these kinds of loans) and then using airbnb to supplement as much of the mortgage as possible.

I've just about decided that I need to hop in the car as soon as I see something promising, drive by it, and make an offer if the thing looks okay from the outside.AND I need to work on getting an off-market pipeline running.I'd appreciate anyone's thoughts on this kind of situation.

I would physically visit the location and see what kind of figures your seeing with local rents and what job outlook / unemployment is in the area .

Better have a strong legal/lobbying budget as most incorporated areas won't allow such a use or at least actively discourage it.

I wasn't raised in the kind of environment that instills that type of knowledge, but I'm trying to correct that now.I'm completely ignorant to all of this stuff, and I could use some advice on how to find a home.

As of now, my brokerage (once I do get my license) will be Remax because my friends mother, who is barely mentoring me, is helping me out, kind of.Thank you BP members for your time and your help.

Has anyone done business with Fix and Flippers run by Greg Wilson they are a funding company who offers all kinds of funding including gap funding?

Another idea was that if I found a good enough deal, I could find partners to go in on the deal with me (I provide the hustle, they provide the money kind of thing). 

Any comments you guys have or any kind of help for me would be greatly appreciated.
