hey @Yumna Zahid,  I saw your post and was curious if you've been to a Fixated Real Estate Meet up?

You might be willing to raise your purchase price to say 200k if the cash flow meets your requirements. 

Put the work in and you will meet the people you will need to be successful. 1.

You might head out to a local REI meeting and ask around, you are sure to find some lenders there who can close quickly.

Would appreciate any advice and would love to meet investors who have knowledge on the area and looking for a persistent mentee.

I have received numerous applications and several people meet my criteria.

Which is why you have a vested interest in being on the Board, or at least attending meetings.

The best advice I can give is to read/listed to everything you can and don't be afraid to ask questions and network with anyone you can who can help you advance and meet your goals.
