While condos might be all someone can afford to owner occupy or invest in enter at your own risk and if they are talking about future special assessments you will likely scare future buying prospects away. 

In my experience in this market almost no one is doing them.

You could be a private investor for a house flipper, but then you would be the bank and I am not sure how that would sit with your faith.I would park the money in index funds if you can't do syndications just because you are restricting the possible use of your money in real estate.

In that case you would be buying the house subject to that existing mortgage and borrowing an additional $100k?
