If he came back and said he could do $110K, I'd be under the impression that he was about ready to tap out and I might see $115-$120K out of him.

The impression I am getting is that some people hold for 5-7 years then roll the property to take the gains to another market. 

BP is just as guilty in many ways of promoting this **** as any guru out there.You look at the forums and you'd get the impression that wholesaling is this, that, and some more of the other :)I can't be the only writer on the blog who tells the truth...

Well I'd be impressed if you can even find a 5% cap rate in CA.

Review the monthly management fees to find the most competitive rate and the impression of the firm and see if you can afford to pay that fee.

If you have acquired 16 properties, that will be enough to impress most private lenders and indicate that you know what you are doing, though that may or may not be true ;) Talk to people you know.
