Maybe your market is different, I don't know, but I would be very surprised especially if you have to hire someone to do the work.Lastly, you will need a lender that works with very small loan amounts.

If I hired a PM who allowed my property to be damaged to a great extent by "non-disclosed" cats, AND renewed the lease, I would consider suing for damages.
