@Sadie Bynum I understand your pain, but you've posted the same thing several times in this thread.

They might say they're working fine. in my state the health Dept is in charge of septic systems and I can go to county to check records on them if they were ever changed and what type of system was installed.

I have unfortunately dealt with some similar timing issues in the college student housing market and have learned some painful lessons.

This way you can remove some of those pain points from the rental management process and won't find yourself delving out 6 - 10% plus a month's rent to a PM. 

What are the maintenance pain points - appliances, toilets?

Getting contractors back to the job site can be a pain.
