Wave Accounting is a good free alternative and eventually when you scale up; the transfer to QBO or Xero is relatively painless if you just do an opening balance JE or other methods.

If your tenant lives hand to month like many others, I would personally recommend against this because the tenant will be disincentivized from doing repairs or even informing you of major repairs even when absolutely necessary.

Some people find it ultra refreshing and others want to be hand held a lot and told what they want to hear with agreement to validate it.If the afternoon is a high showing time for properties then that person should convey that time will not work most of the time and try to find a mutually acceptable time that is realistic for both parties.

I do plan on ripping the kitchen and bathroom, but I do know appraisers want to see that before hand, so I plan on waiting until closing for that.
