We would like to establish a partnership and create a business that flips mobile homes to build enough capital to sell these homes on contract or move into larger real estate investments (though we believe there is plenty to be made in mobile homes alone).

He showed me a $40,000 mobile home + the lot today which would give me about $300 monthly cash flow.

Also, pockets of lower asset valuation in cities, especially driven by frankly misguided perceptions (sometimes even racist in origin) limits the upward mobility of disadvantaged and well meaning folks.I've seen it first hand.Obviously the right 'formulaic' approach is critical but I see avenues to attack this problem in a more focused way!

I found a 19 unit (multiple houses, mobiles, and duplex's on some land) that is for sale.

But I have owned all sorts of property from storage units to Mobile home parks  commercial ( which did not treat me well).. but I used all that to get to the point I don't need rentals anymore :)  if that makes sense
