Have you heard of the term "acting in good faith" ?

Their opinion was that as long as the Heloc closed and 3-day recission expired prior to her closing on the new home, they didnt care.

Here in the towns I'm in (smallish illinois suburbs), you can buy a 3/1.5, 1400 sq ft house for say 190k (retail and rental ready) and rent it out for 1750 to 1850 all day long. 

No loud music, parties or anything of that kind.The house was built in 1908 and not soundproof.She said she's talked to them directly and hopes that will solve the problem, but she starts school next week and is worried about her sleep.I haven't approached the downstairs tenants yet.There is a noise clause in our House Rules, which mentions "quiet hours between 10pm and 6am", which everyone has signed.I don't want to take sides or get in the middle of this issue, but I also don't want to risk losing good tenants (on either side of the argument).Any advice would be welcome and appreciated - thanks so much!

How long did it take to fix?

Long terms more cashflow to replace my W2.  

@Maria T. as others have said, preferred equity has a place and can be good or bad depending on how your structure your capital stack and your investment/investor's objectives.

I feel pretty good about this market as the market data shows it being solid.

I’m curious, how long was it before YOU reached full time real estate status?
