I've connected to the space in a qualitative way.

I use a quarter acre for my Oil Business, so I get a free space.

The house needs some work but mostly just new carpets/floors.

I will be on the 2nd floor. 

You have two options there, buy a pre-hung double door (solid - no glass) set and install or frame in the opening to a standard 32" or 26" wide door providing more wall space in the bedroom as well as the room outside the bedroom!

Hi everyone - recently purchased several multi-family 8+ units and a commercial office space and insurance carrier says that fire extinguishers need to be installed throughout and inspected annually. 

We need to replace the flooring throughout.  

@Alfred Edmonds The second bathroom is actually original; we left largely as is to focus on the master and save on rehab costs (only repainted, reglazed tub, and replaced floor and toilet).As far as light fixtures - what would you recommend instead for reasonable ROI on a not-that-great area?

My initial rehab process was I did a number of repairs myself, and then sought out a contractor for the specific task I wanted to hire out (ie Robert @ Southern OR Wood Floors does fantastic hardwood refinishing).

This raises another point, i'm not familiar with the Houston market for medical office space but I would say it is reasonable to expect 1 - 3 months of free rent (where tenant pays an NNN expenses during free rent period) on a 5 + year lease, but that those free months will be tacked on at the end (I.e. 60 + 2 month term).
