The "low rent" strategy is actually working; I am not only filling it up, but people are staying longer, and to some extent I have my choice of tenants.

So notice the solution was a halfwall to fill in the gap, which creates a tub length shelf (angled to prevent standing water) for shampoo etc.

It's a duplex with one side rented.At one point I thought I had seen a document to have filled out prior to closing and signed by the tenant and the previous landlord basically clarifying the lease, what they pay, how much deposit was put down and those types of details just to make sure there aren't any surprise or miscommunications later.

Does it have to thrown off that kind of cap rate and you need that cash flow or if you have enough cash to be comfortable most seek a "flight to quality".I can tell you owning a lower income property and living the headache and actual returns is VERY different than theory and thinking about taking on such a property.The plays I see is seasoned investors buy these and clean them out and then force appreciation and sell off in one to two years max.
