You didn't go into real estate to be burdened down with all the back-office/no value-add tasks such as tax preparation.With that said - there are many accountants on this messageboard who specialize in real estate taxation and capable of helping you.

@Justin Yurong Part ways as cleanly as possible, require they leave the place in move-in condition, wish them good luck, and find a great new tenant.I know folks first reaction is to fight this situation, but think about the long-term...you can send them a bill for the remaining balance, which is fine...and maybe they pay, but very unlikely.

I don't know if she capable of getting all the stuff she has out of this apartment in a timely manner and the time she takes to figure this out at the end of the day is costing us.Any advice or suggestions would be appreciated thanks!

That leaves a small margin for the rest of everyone else to fight over the scraps (without overpaying)...BUT, assuming you don't have a marketing machine or Broker in the family...if you have something else viable to bring to the equation (ie. sweat equity or $$$), then people are willing to sometimes partner.Good Luck!

You may make a little less in a smaller city/town but you will be able to save more and I think that is super important for landing your first deal.Don't let lifestyle inflation get to you- you'll see your peers going on vacations, buying cars, financing useless sh*t ect- I fight it everyday.

If a tenant replaces or alters any item in the house without your permission and knowledge.... then they are responsible for returning the unit back to the original condition....which they can't do since they got rid of the original toilets.This is a battle I would not fight while the tenant is in place...... let them take the toilets and then charge them for them once they move out since the unit is no longer in the same condition it was on move in.If the toilets were broken and the tenant notified me, I would have replaced them...... since they made no indication of an issue and took it upon themselves to alter my unit, I'm not paying for anything they changed

@Shiloh Lundahl the reason why I want to do lease option is to help people who do not have the capability to get a home due to bad credit or no credit.
