Those are some of my favorite types of deals too, I do prefer to buy the ones with MAJOR problems as they tend to yield the most return while taking the smallest amount of effort to acquire.What part of town is your "niche"?

I have read Brandon Turner's book and others on managing rental property  and understand how to screen and run background checks.

Educate yourself with all the site has to offer including podcasts, webinars, books, and especially the forums to meet people (like your doing here) and network.

Hey @Chris Conde, I'm not sure if it will help but I wrote an article on how I use FB fan page and Ads to supplement my vacation rental bookings. 

Am wondering if I should for the sake of keeping the books straight charge myself rent (I have no plans to file eviction against myself if I don't pay).PS The unit is not held in an LLC and I have no plans to do that.

I'm on my 4th book now and have been listening to a lot of BiggerPockets podcast episodes and I am super pumped! 

I would suggest that you consider out of state markets for real estate investing and read the Long Distance Real Estate Investing book.
